Apps are a way to distinguish your property as an elite destination. Happy residents stay longer and spread positive word-of-mouth. Branded property management apps are the next wave of high-tech real estate function.

Below, Phunware‘s CEO & Co-Founder, Alan Knitowski gives his perspective on ways property management apps influence the tenant experience.

  1. Supercharge sales and leasing
    • Sales center app
    • Floor plans
    • Virtual units

Branded property management apps give potential residents an immersive and interactive experience that is always up-to-date—rather than burdening them (and property staff) with outdated brochures and flyers. The sales and leasing team can use the application to give compelling presentations, display images and videos, show live camera feeds from anywhere on the property, guide prospects through an interactive virtual unit and more.

  1. Reinforce brand and differentiate from competitors
    • Branded to match property, whether standalone or portfolio
    • Reinforces property’s luxury image and competitive advantage

A mobile application reinforces a property’s branding. With logo placement, theme design and image selection, every interaction with the application can communicate brand value and help the property appear even more modern and luxurious.

  1. Package tracking, valet, guest and contractor management
    • High touch meets high tech

A branded application offers buyers and renters the technology, engagement and efficiency they’re looking for. Affluent residents depend on their mobile devices to manage their lifestyle and most wanted amenities—and they have very high expectations. An app gives them the power to do things like request maintenance or valet service, receive package delivery alerts, manage visitor lists and submit work orders—all from their smartphones. Residents can even use the app to see camera views of the property (valet, gym, pool, etc.) and book appointments at the on-site gym or spa.

  1. Mixed use: movie times, navigation, directories and booking
    • Residences within mixed-use spaces can have a single app for their residential and retail amenities

If a residential property is in a mixed-use community, the app can include interactive retailer directories, indoor navigation, movie showtimes, on-site sales and promotions, parking reminders and more.

  1. Property management tools
    • Package tracking and management, maintenance request management, work orders
    • Accountability and visibility into operations

Package tracking is a major headache for property staff, but with a branded application, packages can be scanned directly into the system on delivery and trigger a notification to the appropriate resident. Then the resident can sign for them digitally, eliminating manual paper systems and ensuring accountability.

A well-designed app makes resident engagement efficient without sacrificing the personal touch. Staff can send text messages, email and push notifications through the app, either on demand or automated. They can even target subgroups like dog owners, fifth-floor residents and so on. They never have to overload busy residents with communications that are unimportant or irrelevant to them.

A branded application can integrate with existing property management software, so staff don’t have to change any existing work processes. App analytics also give staff a better view of property operations so they can make smarter marketing, sales and management decisions.
